Wondering what’s included?

Wondering what’s included in a standard home inspection from HBIG Home Inspection? Here is a quick overview of the services included in your home inspection, and the major systems that your inspector will analyze and assess throughout the process.

When you choose to have HBIG Home Inspection perform your inspection, our support doesn’t end with the inspection and report. Should any concerns arise, we want to be your first call for support and questions.

ROOF

The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.

EXTERIOR

This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.

HVAC

We will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units.

PLUMBING

We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, water shut-off valves, and irrigation systems, if applicable, and look for leaks and other such flaws.

ELECTRICAL SYSTEMS

We will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

APPLIANCES

We will test and examine all major appliances like hot water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.

DOORS / WINDOWS / INTERIOR

We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. We will also check the condition of all interior spaces.

FOUNDATIONS / BASEMENTS / CRAWL SPACES

We will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

ATTIC / VENTILATION / INSULATION

We will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.

After we walk through the home together,  your inspector will personally explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.

How long does it take for a home inspection report?

With HBIG Home Inspections, the Client and the Buyers Agent should get the home inspection report that evening or first thing next morning but within 24-48 hrs of it being completed. Once all the inspections are in your agent will work with you to determine what repairs to request. Your agent will then present the repair request to the Sellers Agent to review with you.

What do they look for in a home inspection?

Can you fail a home inspection?

It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement.
