Addressing any deficiencies in the home
On the pre-pour inspection, we are checking to make sure that what is on the ground matches what is on the blueprint for the home. We are especially focused on the items of structural integrity and compliance to local municipal codes. We are checking for debris or roots in excavation, the integrity of vapor barrier, straightness, sleeving, and appropriate spacing of post-tensioning cables, grade beam wall dimensions, proper sleeving and installation of rough plumbing penetrations, apparent form brace strength, proper sill anchor installation and spacing, and reinforcing bar patterns, to verify installations are in accordance with the engineering plan and specifications.
Benefit With Our Inspection Services
After we walk through the home together, your inspector will personally explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.

But before it does, we recommend getting the home fully inspected. Our job is to make sure you understand all aspects of the inspection process, and we do not stop there. Should you have any questions or concerns after the report, you are encouraged to give us call. We will provide you with an explanation of the report and options to assist you in making a confident decision about your property.

After one year of living in a new house, it is common to notice some minor issues that need to be repaired. It takes a lot to build a house and it is not uncommon for things to be overlooked in the construction process.
We don’t fault builders for this, but we see an opportunity to help home owners find these issues while their 1 year warranties are still active. This way, all possible problems can be mitigated before the builder moves on to the next project.
